Our services include Phase I, II, and III Environmental Site Assessments (ESAs), remediation program design, decommissioning, risk management, and many others.

We have successfully remediated a number of unique and challenging sites, and have experience with alternative remediation technologies such as thermal desorption, bio-remediation, and phyto-remediation. North Shore also has experience preparing risk management plans and soil monitoring programs for sites where full remediation cannot be achieved due to site-specific constraints, such as infrastructure or adjacent property use.

Phase I Environmental Site Assessments

North Shore has conducted Phase I ESAs on properties throughout Western Canada for all Industry types including Commercial, Industrial, Agricultural, Upstream, Midstream, and Downstream Oil and Gas Sites. For the Oil and Gas Industry, we complete Assessments for the purpose of divestiture, pre-acquisition, liability, and/or reclamation. North Shore staff members have performed Phase I ESAs on various oilfield facilities including: pipeline risers, well sites, multi-well batteries, compressor stations, gas plants, waste management facilities, and Oil Sands Exploration (OSE) programs.

Our team has also completed numerous Phase I ESAs on Industrial, Agricultural and Commercial real-estate sites (including industrial, commercial, residential, and mixed-use locations) for new subdivision developments, residential multi-use complexes, active commercial properties, re-financing of commercial subdivisions, tenant baseline condition assessments, and due diligence assessments. For commercial projects, North Shore is registered with major Canadian financial institutions as a trusted environmental service provider and our assessments are completed by Environmental Professionals, all of whom follow accredited Canadian and Provincial standards. With property transactions, we understand the limited time frames required to provide stakeholders with the proper decision making tools and we are capable of working with stakeholders to accommodate short term requests.

Phase II Environmental Site Assessments

North Shore has conducted Phase II ESAs and intrusive soil sampling programs at a variety of facilities within Saskatchewan, Alberta, British Columbia, and the Northwest Territories. Project experience includes conducting detailed soil surveys, assessing and characterizing background soil and groundwater conditions, characterizing and delineating contaminants of concern, and investigating areas of potential environmental concern identified during a Phase I ESA or in response to a release on a subject property.

Our Phase II ESAs are completed by qualified professionals that follow a rigorous review process to ensure a high quality product. North Shore is familiar with provincial and federal guidelines, CSA standards, and is experienced with interpreting laboratory analytical results to determine potential environmental liabilities.

Site Remediation

North Shore staff members have successfully completed remediation projects for a variety of contaminants, including: amine, glycol, hydrocarbon, metal, salt, and sterilant impacted soils.

Decommissioning Programs

North Shore can provide operational support or full service facility decommissioning and abandonment plan development and implementation. North Shore, in combination with our sub-contractors, can efficiently assess each project and execute a plan that meets our client’s budgetary and safety goals. The decommissioning services North Shore offers are:

  • Pipeline abandonment, removal and cut and cap
  • Underground and above ground storage tank removals
  • Well head cut and caps post abandonment
  • Soil confirmatory sampling for any facility removal

Water Quality Assessments

North Shore has extensive experience in groundwater and surface water quality assessment, remediation, and management for contaminated sites. North Shore offers a wide range of groundwater and surface water related services including:

Risk Assessment & Management

North Shore specializes in management and assessments of environmental and human health risks according to Alberta regulatory framework for contaminated sites including:

  • Tier 2 pathway exclusion and Guideline Modification
  • Development of Conceptual Site Models (CSMs)
  • Optimizing the applicable regulatory guidelines by developing Site-Specific Tier 2 Guidelines including the Sub Soil Salinity Tool (SST)
  • Generate Risk Management Plans (RMPs) including Exposure Control and Remedial Action Plans (RAPs)
  • Achieve site regulatory closure with risk-based assessments.
